Working With Lanterna

Practical information for lenders, professionals and vendors.

Contact with the company generally comes from the other side of a transaction or a service engagement. This page sets out who those parties usually are, how documentation requests are handled, and what to include when making contact.

Knowing Which Entity You Are Dealing With

Contracts, loan documents, insurance certificates and invoices generally run to the operating entity involved rather than to Lanterna Holdings LLC. It is worth settling at the outset.

The correct party name determines who signs, where invoices go and where notices go. If there is any doubt about the counterparty on a given matter, ask before documents are drawn.

Categories of Counterparty

The three areas of activity draw on different outside parties. Depending on the activity, the affiliated operating entity involved may work with:

  • Lenders and financing sources
  • Title and escrow companies
  • Attorneys, accountants and tax advisors
  • Insurance brokers, agents and carriers
  • General contractors, subcontractors and trades
  • Architects, engineers and other design professionals
  • Property managers, appraisers and specialized consultants

These are categories of party, not claims about any existing relationship. The company does not identify the firms it works with, and no listing above should be read as a reference to a particular one.

Documentation Requests

Documentation requests are handled through the matter they relate to, usually under confidentiality. Once the requester and the matter are identified, the usual items are formation and good-standing documentation for the entity involved, evidence of signing authority, a Form W-9, or a certificate of insurance.

Affiliation between Lanterna and a given entity is confirmed only to a party with reason to ask and only in connection with an identified matter. Naming the matter and the specific document needed gets a faster answer.

Making Contact

A short message is enough. Say who you are and what firm you are with, what the inquiry concerns, what you need and by when, and give a direct telephone number. If you are working against a closing or inspection date, put that in the first line.

Correspondence is reviewed and routed to the operating entity that handles the subject.

Parties with an active matter should use the contact they already have for it. Marketing and vendor solicitations sent through this site are not answered.
