About Lanterna
Lanterna holds and supervises those entities and decides where capital is committed. The entity structure differs by activity.
A development project, a secured loan and a residential property held long term have different requirements for accounting, insurance, financing and administration, and the company organizes them accordingly.
About Lanterna HoldingsAreas of Activity
The development, lending and rental activity is carried on by affiliated operating entities.
Residential Development
Affiliated operating entities develop luxury residential property. The work runs from evaluation of a site and acquisition analysis through budgeting and capitalization, then oversight of construction to completion.
Real Estate Lending
Affiliated entities make privately negotiated loans secured by non-owner-occupied investment real estate. Each loan is structured on its own facts and documented with counsel and the title and escrow parties.
Residential Property Ownership
Affiliated entities acquire and hold residential property intended for long-term occupancy. Day-to-day management is generally handled by outside managers, with maintenance, capital planning and property-level financial oversight coordinated above them.
Nothing on this site is an offer of credit or a commitment to lend.
Areas of ActivityGovernance
Lanterna approves what the operating entities undertake, reviews what they report back, and sets the documentation and insurance requirements that apply across entities.
Decisions about day-to-day operation are made at the entity. Outside professionals are engaged at the entity level as a project or a transaction requires.
Governance and oversightA Private Company
Lanterna is privately held. The company does not publish financial information, ownership details, or information about particular properties, projects, borrowers or tenants.
A counterparty who needs documentation for a specific matter can request it through that matter, usually under confidentiality.
